Buy a Home on Oahu with $0 Down

You just got orders to Fort Shafter — USARPAC headquarters — and you're looking at the urban core of Honolulu for the first time. Fort Shafter is unique among Oahu installations: it's right in the city, which means you have access to neighborhoods that feel nothing like a typical military town. The trade-off is higher prices closer to base, but the surrounding areas offer everything from affordable condos to family homes with mountain views. Here's how to make your VA loan work at Shafter.

What Does BAH Actually Buy Near Fort Shafter Right Now?

The 2026 Honolulu County VA loan limit is $1,209,750 — meaning you can buy up to that price with $0 down if you have full entitlement. Here's how that maps to realistic scenarios by rank:

Target: PITI at approximately 90% of BAH with dependents, leaving a 10% cushion for utilities and maintenance.

RankBAH w/depPurchase PriceEst. PITI% of BAH
E-5$3,663$500,000$3,31090%
E-6$3,861$525,000$3,46590%

Estimates assume 5.75% rate, VA funding fee financed (2.15% first use), Honolulu County property tax 0.31%, $200/mo insurance, $0 HOA. Not a rate quote — contact me for current rates.

Hawaii's secret weapon: Property tax at 0.31% is the lowest in the country. A $600K home costs just $155/month in property tax — compared to $500+/month in Texas or $750+/month in New Jersey.

COLA boost: Honolulu COLA adds 8.9% to base pay, supplementing your take-home beyond what BAH covers. Factor this into your comfort level.

Best Neighborhoods for Fort Shafter Families

These are the areas where I see most U.S. Army families buying near Fort Shafter. Each has trade-offs — here's the honest breakdown:

Salt Lake / Moanalua

5–8 min to gate
$400K–$700K condo / $750K–$1.1M SFH

Why families choose it: Closest residential area to Fort Shafter's gate. Salt Lake has affordable condos perfect for junior officers or single soldiers building equity. Moanalua has nicer single-family homes with mountain views. Moanalua Gardens is a beautiful park. Easy access to H-1 in both directions.

VA note: Salt Lake condos are heavily military — many are VA-approved but some older buildings have reserve issues. Always verify on my VA Condo Lookup before offering. Moanalua SFH homes are clean for VA. The Aloha Stadium redevelopment will boost this area's value significantly.

Aliamanu / Foster Village

5–10 min to gate
$500K–$800K SFH / $350K–$550K townhome

Why families choose it: Military-heavy neighborhoods adjacent to both Fort Shafter and Tripler. Aliamanu Military Reservation (AMR) housing is nearby, so the community understands military life. Foster Village has affordable townhomes. Aliamanu has single-family homes with views. Red Hill Elementary is well-regarded.

VA note: Foster Village townhomes are mostly VA-approved and popular with E-5/E-6 families. Aliamanu SFH homes are older (1960s–70s) — expect VA appraisers to check roof and termite. Good value for the proximity to base.

Kalihi Valley

5–10 min to gate
$550K–$850K SFH

Why families choose it: Affordable single-family homes with larger lots, close to base. Upper Kalihi Valley is quiet with mountain views. Lower Kalihi is more urban. Diverse community with great local food. Kamehameha Schools campus nearby.

VA note: Some of the most affordable SFH options near Fort Shafter. Older homes — VA appraisers will check the basics (roof, termite, water heater, electrical). Steep driveways in upper Kalihi can sometimes be flagged. Worth the inspection for the price point.

Aiea

10–15 min to gate
$650K–$950K SFH / $300K–$500K condo

Why families choose it: Pearlridge Mall, great restaurants, mountain views from upper Aiea. Aiea Heights has stunning panoramic views. Good schools. Close to both Fort Shafter and Pearl Harbor — great if your spouse works at JBPHH. Easy H-1 access.

VA note: Upper Aiea homes can have steep driveways and access issues — VA appraisers sometimes flag these. Lower Aiea condos near Pearlridge are hit-or-miss on VA approval. Verify before offering. Aiea Heights SFH homes are generally clean for VA.

Nuuanu / Pacific Heights

8–12 min to gate
$900K–$1.5M SFH

Why families choose it: Upscale residential area with lush vegetation, cooler temperatures, and historic homes. Popular with senior officers (O-4+) who want a prestigious address close to downtown Honolulu. Beautiful views, quiet streets, excellent schools nearby.

VA note: Higher price point but within VA loan limits. Older homes with character — some may need updates that VA appraisers flag. Worth it for the lifestyle if your budget supports it. Strong appreciation history.

Fort Shafter's urban location is a double-edged sword: you're close to everything Honolulu offers, but you're also in city traffic. Salt Lake, Aliamanu, and Foster Village give you the shortest commutes (under 10 min). Aiea adds 5–10 minutes but gets you more house for the money. Nuuanu is the premium play for senior officers. Avoid living in Waikiki and commuting — it looks close on a map but H-1 westbound in the morning is brutal.

VA Condo Loans Near Fort Shafter — What You Need to Know

Condos can be a smart entry point — especially for E-5s and below where single-family homes near Fort Shafter are out of reach. But not every condo is VA-eligible. The project must be on the VA's approved list.

I maintain a searchable database of all 1,379 VA-approved condos on Oahu — updated regularly from the VA's own records. Before you fall in love with a condo, send me the address. I'll check VA approval status before you write an offer.

Not on the list? Don't panic. I can submit a Lender Submitted Condo Approval to the Regional VA Loan Center as part of your purchase transaction — usually full project approval within 2–3 weeks. No problem meeting contract deadlines in a 45-day purchase agreement.

Using Your VA Loan at Fort Shafter — Common Questions

I'm stationed at Fort Shafter but might move to Camp Smith — should that affect where I buy?

Camp Smith is on Moanalua Ridge, about 10 minutes from Fort Shafter. If there's any chance you'll rotate to Camp Smith, buy in Salt Lake, Moanalua, or Aiea — you'll be close to both. Aliamanu and Foster Village also work for both installations. Don't buy based on one assignment if you might move within the island.

What's the VA loan limit for Oahu in 2026?

The 2026 Honolulu County VA loan limit is $1,209,750. With full entitlement, you can buy up to that amount with $0 down. This covers even the nicer homes in Nuuanu and Pacific Heights.

Are Salt Lake condos a good investment?

They can be — but you need to be selective. Salt Lake condos range from $350K–$600K and rent well to the next wave of military buyers. The key is finding a VA-approved building with healthy reserves and low HOA fees. Some older buildings have deferred maintenance that makes them poor investments. I'll help you identify the good ones — check my VA Condo Lookup tool for the full approved list.

I'm a senior NCO/officer — what neighborhoods should I target?

E-7+ and O-3+ typically look at Moanalua (SFH, $750K–$1.1M), Aiea Heights ($700K–$950K), or Nuuanu ($900K+). These give you the space, views, and school quality that match your BAH. At O-4 BAH of $4,719/month, you can comfortably afford a $650K purchase with PITI around $4,243 — well within reach for Moanalua or upper Aiea.

Can I gross up my BAH for qualifying?

Yes. BAH is non-taxable, so I gross it up by 25% for qualifying purposes. Your $4,434 O-3 BAH qualifies as $5,543 in effective income. For Fort Shafter personnel — who tend to be higher-ranking — this boost is significant and often pushes you into the next tier of neighborhoods.

Ready to Run the Numbers?

Send me your orders, your rank, and whether you have dependents. I'll put together a real pre-approval scenario — usually same day — so you know exactly what you're working with before you start touring homes.
