Ewa Beach
15–20 min to gateWhy families choose it: Newer construction (2000s–2020s), family-oriented community, beach park, good schools. Ocean Pointe and Ewa by Gentry are popular military neighborhoods. Easy access to base via Fort Weaver Road or H-1.
VA note: New construction means clean VA appraisals. Townhome communities are mostly VA-approved. HOAs are reasonable ($100–$200/mo). Strong resale market when you PCS — lots of military buyers in the pipeline.
Pearl City
10–15 min to gateWhy families choose it: Established neighborhood with mature trees, larger lots, and a local feel. Pearl City Shopping Center and Pearl Highlands for errands. Solid schools. Close to base without feeling like you live on base.
VA note: Mix of older and newer homes. Older homes (1960s–70s) may need termite clearance and roof certification for VA. Budget for a pre-inspection. Pearl City condos — check my VA-approved list first, some older projects have issues.
Aiea
10–15 min to gateWhy families choose it: Pearlridge Mall, great restaurants, mountain views from upper Aiea. Aiea Heights has stunning views and quiet streets. Close to Tripler if your spouse works there. Easy H-1 access to both Pearl Harbor and Honolulu.
VA note: Upper Aiea homes can have steep driveways and access issues — VA appraisers sometimes flag these. Lower Aiea condos near Pearlridge are hit-or-miss on VA approval. Verify before offering.
Salt Lake / Moanalua
5–10 min to gateWhy families choose it: Closest residential area to Hickam gate. Salt Lake has affordable condos — great for single sailors or junior officers. Moanalua Gardens area has nicer single-family homes. Aloha Stadium redevelopment will transform this area.
VA note: Salt Lake condos are heavily military — many are VA-approved but verify. Some buildings have deferred maintenance or low reserves that can block VA. Single-family homes in Moanalua are clean for VA.
Kapolei
20–25 min to gateWhy families choose it: Oahu's 'second city' — newest infrastructure, best shopping, modern schools. Ka Makana Ali'i mall, Costco, Target all nearby. Growing restaurant scene. Feels like a real town, not a bedroom community.
VA note: Mostly new construction — VA appraisals are straightforward. Builders often cover any VA-required repairs. Longer commute but reverse-commute direction (away from Honolulu) so traffic is lighter.
The JBPHH advantage: you're centrally located, so almost anywhere on Oahu is within 30 minutes outside rush hour. Salt Lake/Moanalua is closest but has older inventory. Ewa Beach and Kapolei are newer but add 15–20 minutes. Pearl City and Aiea split the difference nicely. Your best bet depends on whether you prioritize commute time or home quality.
VA Condo Loans Near Pearl Harbor-Hickam — What You Need to Know
Condos can be a smart entry point — especially for E-5s and below where single-family homes near Pearl Harbor-Hickam are out of reach. But not every condo is VA-eligible. The project must be on the VA's approved list.

If you work on the Pearl Harbor side (Navy), Pearl City and Aiea put you closest. If you're on the Hickam side (Air Force), Salt Lake and Moanalua are right there. Either way, you're looking at a 10–15 minute commute from most of these neighborhoods.
How does the VA funding fee work?
First-time VA loan use: 2.15% of the purchase price, which can be financed into the loan (no out-of-pocket). So on a $600K purchase, that's $12,900 added to your loan balance. Subsequent use: 3.3%. If you have a service-connected disability rating of 10% or higher, the funding fee is waived entirely. I see a lot of JBPHH buyers get their rating before closing to save this cost.
Can I gross up my BAH for qualifying?
Yes. BAH is non-taxable, so most VA lenders (including me) gross it up by 25% for qualifying purposes. Your $3,663 E-5 BAH qualifies as $4,579 in effective income.
