What Does BAH Actually Buy Near Tripler Army Medical Center Right Now?
The 2026 Honolulu County VA loan limit is $1,209,750 — meaning you can buy up to that price with $0 down if you have full entitlement. Here's how that maps to realistic scenarios by rank:
Target: PITI at approximately 90% of BAH with dependents, leaving a 10% cushion for utilities and maintenance.
| Rank | BAH w/dep | Purchase Price | Est. PITI | % of BAH |
|---|---|---|---|---|
| E-5 | $3,663 | $500,000 | $3,310 | 90% |
| E-6 | $3,861 | $525,000 | $3,465 | 90% |

| O-4 | $4,719 | $650,000 | $4,243 | 90% |
| O-5 | $4,959 | $685,000 | $4,460 | 90% |
Estimates assume 5.75% rate, VA funding fee financed (2.15% first use), Honolulu County property tax 0.31%, $200/mo insurance, $0 HOA. Not a rate quote — contact me for current rates.
Hawaii's secret weapon: Property tax at 0.31% is the lowest in the country. A $600K home costs just $155/month in property tax — compared to $500+/month in Texas or $750+/month in New Jersey.
COLA boost: Honolulu COLA adds 8.9% to base pay, supplementing your take-home beyond what BAH covers. Factor this into your comfort level.
Best Neighborhoods for Tripler Army Medical Center Families
These are the areas where I see most U.S. Army Medical families buying near Tripler Army Medical Center. Each has trade-offs — here's the honest breakdown:
Moanalua / Salt Lake
3–8 min to gateWhy families choose it: Literally at the base of Moanalua Ridge where Tripler sits. Salt Lake has affordable condos for residents and junior staff. Moanalua has single-family homes with mountain views and the beautiful Moanalua Gardens park. Shortest possible commute — some Tripler staff walk to work.
VA note: Salt Lake condos: many are VA-approved but verify on my VA Condo Lookup. Some older buildings have reserve issues. Moanalua SFH homes are generally clean for VA. The Aloha Stadium redevelopment will significantly boost property values in this area over the next 5 years.
Aliamanu / Red Hill
5–10 min to gateWhy families choose it: Military-heavy neighborhoods adjacent to Tripler. Aliamanu Military Reservation (AMR) is right here. Red Hill has affordable single-family homes. Foster Village has VA-friendly townhomes. Red Hill Elementary is well-regarded. Strong military community — your neighbors understand the lifestyle.
VA note: Foster Village townhomes are mostly VA-approved and very popular with military families. Red Hill and Aliamanu SFH homes are older (1960s–70s) — VA appraisers check roof, termite, and electrical. Good value for the proximity. Easy resale to the next military buyer.
Aiea Heights
10–12 min to gateWhy families choose it: Stunning panoramic views of Pearl Harbor and the ocean. Quiet residential streets, mature landscaping, cooler temperatures at elevation. Popular with Tripler physicians and senior officers who want space and views. Pearlridge Mall nearby for shopping.
VA note: Some homes have steep driveways that VA appraisers occasionally flag for access concerns. Otherwise clean for VA. Homes here hold value well — strong appreciation history. Larger lots mean more privacy.
Pearl City
12–18 min to gateWhy families choose it: Established neighborhood with a local feel. Larger lots, mature trees, good schools. Pearl City Shopping Center and Pearl Highlands for errands. More affordable than Aiea Heights with similar commute time. Easy H-1 access to both Tripler and JBPHH.
VA note: Mix of older and newer homes. Older homes (1960s–70s) may need termite clearance and roof certification for VA. Pearl City condos — check my VA-approved list first. Newer townhome communities are generally VA-friendly.
Kalihi Valley / Pacific Heights
8–15 min to gateWhy families choose it: Kalihi Valley offers affordable SFH options close to Tripler. Pacific Heights is the premium play — lush, quiet, prestigious. Both are close to downtown Honolulu for dining and culture. Good for medical professionals who want urban access.
VA note: Kalihi Valley: older homes, check the basics on VA inspection. Pacific Heights: higher price point but within VA limits. Older homes with character — some may need updates. Both areas are close to Tripler via Likelike Highway or surface streets.
Tripler's hilltop location means you're above the traffic — literally. Coming from Moanalua, Salt Lake, or Aliamanu, you're driving uphill to work and downhill to home, which is the opposite of the H-1 congestion pattern. Aiea Heights and Pearl City add 10–15 minutes but give you more house. The key advantage: Tripler staff rarely deal with the worst of Oahu's traffic because the base is accessed from above the highway.
VA Condo Loans Near Tripler Army Medical Center — What You Need to Know
Condos can be a smart entry point — especially for E-5s and below where single-family homes near Tripler Army Medical Center are out of reach. But not every condo is VA-eligible. The project must be on the VA's approved list.
I maintain a searchable database of all 1,379 VA-approved condos on Oahu — updated regularly from the VA's own records. Before you fall in love with a condo, send me the address. I'll check VA approval status before you write an offer.
Not on the list? Don't panic. I can submit a Lender Submitted Condo Approval to the Regional VA Loan Center as part of your purchase transaction — usually full project approval within 2–3 weeks. No problem meeting contract deadlines in a 45-day purchase agreement.
Using Your VA Loan at Tripler Army Medical Center — Common Questions
I'm a military physician — does my income affect VA loan eligibility?
VA loans have no maximum income limit. Whether you're an E-5 medic or an O-6 surgeon, you qualify based on service, not income. Higher income actually helps — it increases your purchase power. Many Tripler physicians buy in the $800K–$1.2M range using VA's $0 down, which would otherwise require $160K–$240K down on a conventional loan.
What's the VA loan limit for Oahu in 2026?
The 2026 Honolulu County VA loan limit is $1,209,750. With full entitlement, you can buy up to that amount with $0 down. This covers virtually every home in the neighborhoods surrounding Tripler, including premium areas like Aiea Heights and Pacific Heights.
My spouse also works at Tripler — can we both use our VA eligibility?
If both spouses are veterans or active duty, you can combine entitlements on a single property. This is rare but powerful — it can push your no-money-down limit even higher. More commonly, one spouse uses their VA loan for the primary residence while the other preserves their entitlement for a future investment property. I'll help you strategize based on your long-term plans.
I'm doing a residency at Tripler — is it worth buying for just 3 years?
Often yes, especially at current rent levels. A $500K condo with $0 down at 5.75% costs about $3,100/month PITI. Comparable rentals near Tripler run $2,800–$3,200. You're paying similar amounts but building equity and locking in your housing cost. When you finish residency, you can rent it out — Tripler always has incoming residents who need housing. Run the numbers with me.
Can I gross up my BAH for qualifying?
Yes. BAH is non-taxable, so I gross it up by 25% for qualifying purposes. For Tripler's higher-ranking population, this is significant: an O-4's $4,719 BAH qualifies as $5,899 in effective income. Combined with a physician's base pay, this puts $800K–$1M+ homes well within reach.
